To clarify, there are some proprietary rules in CA from our State OSHA Elevator Department. There are no dry-pipe or other special sprinkler requirements for equipment rooms, except that sprinklers in equipment rooms and elevator pits are required to be under the control of a dedicated shutoff valve, which some jurisdictions require be tamper switched and others don't. In a typical shaft, the only sprinkler is in the pit; even though NFPA 13 doesn't arbitrarily require this sprinkler, every AHJ I've worked with does, based on the potential for accumulation of dust and other combustible refuse. But even in Type V construction where it's typically lined with green board, the shaft is invariably of non-combustible construction, which means that only the pit sprinkler is required by ordinance.
But there's a tweak in the state elevator code requiring that if a sprinkler is installed at the top of the shaft in lieu of a detector, which is an option, then a relay signal from the WFS or FACP is required to be connected to a shunt/trip breaker that kills power to the elevator(s). The whole mess is conditional, but neither a shunt/trip nor a pre-action system or any other special consideration is arbitrarily required, except for the sectional control valve (or valves) for the equipment room and pit sprinklers. Since that time it has saved a lot of trouble. Reading through NFPA-72 seems like the preferred method is a flow switch that shuts off power instead. Just curious what other people use when the owner doesn't want any water in the pipe inside the room unless the heat detector trips if you can't use a solenoid? They are listed for fire protection service as a releasing device for deluge valves used for deluge or preaction applications. It may be used as such when integrally installed as part of an assembly meeting the deluge valve laboratory standards. Regards, Salvatore Izzo, P.E.
