Jeff: It's not a complete statement to say that CA requires annual inspections. The new state ITM standard became effective August 28, 2014. That being NFPA 25, 2011 with CA amendments, published as NFPA 25 California Edition, 2013. As we nearly always do, the amendments are available for download on the SFM's web site, but the books are not yet in publication.
If you had to boil it down, the standard requires certain monthly, quarterly, semi-annual and annual inspections for different components. You have annual flow tests for pumps and backflow assemblies and the NFPA 25 3-years for preaction, deluge, etc. But in statutory terms, there is no such thing as an "Annual" in California. Interesting- State of California requires Annual inspections. If there is technically no annual inspection then who would perform those activities required annually? I would fall over dead if a building owner actually ever looked into the copy of NFPA 235 we leave with the system. We all know within 12 months no one can find an as-built plan much less a maintenance manual -----Original Message----- From: Sprinklerforum [mailto:[email protected]] On Behalf Of Roland Huggins Sent: Monday, December 22, 2014 7:55 AM To: [email protected] Subject: Re: Do normal yearly fire sprinkler inspections review for older heads? It’s NOT part of the annual or the 5 yr. IT is part of the 20 yr for QR and 50 yr for SR. Technically there is no such thing as an annual inspection per NFPA 25. There are items with an annual frequency but it’s not uncommon to check all items with a frequency up to 1 yr during that inspection. Having said that, we had it as part of our old 5 year form just to ensure it was recorded somewhere. It gets an N/A util the system is older.
