Well, I guess our cup is half full, and maybe actually running over.

According to today�s newspaper article, which I hadn�t seen until after I 
started this thread, the Wal-Mart deal has been in the works for six or
seven years. So I would be surprised if there is any chance of
influencing the development along the lines that Phil Carlson has
suggested. And if it was done using the latest streetscaping and
architectural shopping center design concepts, wouldn�t that hasten the
demise of what�s left of downtown�s retail business? 

The specialty niche retail merchants should survive the competition from
Wal-Mart and Menards. But if Clay Templeton�s theory about the benefits
of locating close to Wal-Mart is correct, then downtown would be left
with shops dependent on low per sq. ft. rents such as used car lots or
antique, craft, and tourist trinket stores. Mid-town Foods might remain
if the senior citizen high rise provides enough customers. If not, the
Bluff Country Co-op should do well since their current customer base
would be unlikely to abandon them, and they would pick up some of the
customers that had been going to Rochester Produce and Winona Bread and
Bagel. At least there won't be a parking problem downtown anymore.
