While you could get the value of the equipment more than
likely, getting the balance of the contract would be a real
trick.

Most contracts include a catasrophic incident clause, and
even if they don't no judge is going to give you the balance
of the contract in a lawsuit.  You would end up looking like a
bully against the poor folks who lost everything in a fire.  You
can't win.

The good will you get from just pursueing the equipment and
not the contract will be great.   To be honest, I feel like your
insurance should probably cover your equipment anyways, but
you can try to get the user to turn it in on theirs.
