All Horoscopes: http://web1.nypost.com/cgi-bin/horoscope.pl
ARIES
It's not like you to be too cautious, but for some strange reason, you are reluctant
to take chances - and according to the planets, you are right to hold back. A lot of
unexpected things are going to happen over the next three or four days, so conserve
your energy and see how things develop before making your next big move.
1-900-990-7810*
TAURUS
The most important thing today, and over the weekend, is that you do not commit
yourself to anything new. Once the sun moves into the sympathetic sign of Virgo on
Sunday, a whole new range of possibilities will open up for you, but you won't be able
to take advantage of them if you are snowed under with other responsibilities. What's
the rush?
1-900-990-7811*
GEMINI
Something you said or did a long time ago will return to upset your plans today, but
there is nothing much you can do about it, so don't get angry, either with yourself or
with others. Go with the flow and accept that you cannot always have things your own
way. That's a lesson you will have to learn well over the next few weeks.
1-900-990-7812*
CANCER
There is no point being sensitive about what other people are saying about you because
that won't stop them - in fact, if they can see you are hurt, it will encourage them
to be even more aggressive toward you. Give the impression that you could not care
less about other people's opinions. Better still, learn for real not to care.
1-900-990-7813*
LEO
You don't have a lot of time for people who drag their feet or who get in your way
when you have places to go. However, today's planetary setup warns that if you get too
impatient, it will only make matters even worse, so make allowances for those people
who do not share your level of ambition and, whenever it is possible, just stay out of
their way.
1-900-990-7814*
VIRGO
It may be tempting to start something new today, especially if your friends are
encouraging you to get involved, but deep down you know you should be biding your time
and conserving your energy. Once the sun moves into your birth sign on Sunday, you
will know for certain what it is that you should be doing - and then and only then can
you act.
1-900-990-7815*
LIBRA
You must play by the rules today because if you cut corners in any way, shape or form,
you will be found out and the results won't be very pleasant. People in positions of
authority are watching you closely and if they like what they see, you will soon be
moving up in the world. For that reason alone, you must make honesty your watchword.
1-900-990-7816*
SCORPIO
If you promised to do something for a relative or a friend and now find that you don't
want to do it, well, that's just too bad. If you try to wriggle out of your
commitments today, you will do your reputation a lot of harm and in the long run, the
results of that will be far worse than if you force yourself to do what no longer
appeals to you.
1-900-990-7817*
SAGITTARIUS
It is time to let certain individuals know that you and you alone will decide the
course of your future. Far too many people seem to have a say in what you are doing at
the moment, and if you don't do something about it now, they will make your life just
miserable over the next few weeks. You've got to get tough. You've got to break free.
1-900-990-7818*
CAPRICORN
The more someone insists that you follow his lead today, the more you must insist that
you will go your own way. This is a battle of wills you cannot afford to lose because
the outcome will decide the level of freedom you have over the next four or five
weeks. You've got to be ruthless, both with yourself and with others.
1-900-990-7819*
AQUARIUS
If there is something you need to own up to, something that has been eating at your
conscience, now is the time to admit your guilt. You may be surprised how little
others seem to care about what you thought was a major crime. It's all about timing,
and now is the time to be honest. They won't be so forgiving tomorrow.
1-900-990-7808*
PISCES
Someone you work or do business with has made a costly mistake and is looking around
for someone on whom he can pin the blame. Don't let that someone be you. If he starts
pointing the finger in your direction, you must point it straight back, and make sure
to let everyone know that you will not be the fall guy for someone else's stupidity.

MARKET REPORT: http://www.nypost.com/realestate/18620.htm
By ALISON ROGERS
WHENI started this column, I wanted to talk about interest rates. Really. After all,
the Federal Reserve hiked the short-term rate a quarter point this week. That caused
lots of people to wonder what would happen to long-term mortgage rates. Some experts
had been bandying about "7 percent"- you would have thought that was a magical number
for long-term mortgage rates. But then I called Gregory J. Heym, chief economist of
Brown Harris Stevens, the Manhattan-based brokerage firm. And he points out that
there's a magical 7 percent stat, but hey, it's about the economy. "The city's economy
grew 7 percent in the first quarter," Heym says. "That's the largest growth rate since
the fourth quarter of 1999. " I have to tell you, 7 percent job growth is huge. "The
city started to add jobs last year," Heym continues. "We had this tremendous boom in
Manhattan real estate over the last five years, and the city lost jobs left and
right. Now you have job growth." In other words, you had b
uyers before, and now you have more people with jobs - more potential buyers.
Thursday's 30-year mortgage rate of 5.8 percent (a fourmonth low!) probably won't stop
them. Email: [EMAIL PROTECTED]

YOUNG NEW YORKERS ARE NOW FINDING EXCITEMENT IN THE 'BURBS:
http://www.nypost.com/realestate/18621.htm
By LISA KEYS
ANNMARIE BUTLER, 25, and her roommate, Kirsten Leahy, 26, know how to have fun. In the
evenings, they hit the local bars with their friends; on weekends, they like to shop
the boutiques on their street and linger over brunch. Meanwhile, Christine Simon, 29,
and her husband, Eric, 36, own a beautiful, open loft. They love to frequent the bars
on their block, and Christine somewhat sheepishly admits to "never cooking." These
four may sound like typical young Manhattanites - except they're not living in
Manhattan, or Brooklyn or even Staten Island. They're part of an increasingly younger
generation that's moving out of the city and rockin' the suburbs instead. Take Butler,
who shares a three-bedroom $1,800 rental in Rye. Every day, she commutes to Manhattan
for her job at VH1, but in the evenings she's out and about close to home. "We're not
sitting up here in Westchester on Saturday nights watching TV," she says. "There are
plenty of things to do." Maybe it's a part of the grea
t leveling of American culture, a phenomenon that has broughtBlahniks out to the
'burbs while ushering Applebees into Manhattan. Perhaps it's a function of the
sky-high housing prices in the city. Whatever the reason, towns like Stamford,
Greenwich and Bronxville are rapidly transforming from old-fashioned bedroom
communities into lively mini-cities. And while sleepier suburbs remain familyoriented,
there are increasingly youthful residents in the mix. "I think there's a lot more

SPECIALTY LENDERS CAN HELP WHEN YOUR TRADITIONAL BANK SAYS NO:
http://www.nypost.com/realestate/18627.htm
By JULIETTE FAIRLEY
WHEN Maria Villafane's finances spiraled out of control in January 2004, she appealed
to her long-time traditional bank for a consolidation equity loan of $500,000. Her
Fort Greene, Brooklyn, four-family home was worth $1 million, but the bank loan
officer rejected her application, saying her $35,000 credit card debt was too high.
(An irony, given that she needed the money to help pay off her credit cards.) "I felt
betrayed because I'd been with them for a while now, but they didn't support me or
care about my situation," she says. A month later, the New York City Board of
Education executive assistant resorted to a specialty lender who approved her
refinancing request right away at an 8.35 percent interest rate. "I was afraid it
would be a scam but I got immediate help from the beginning to the end. It was the
best decision I ever made," Villafane says. With the proceeds from the refinancing,
Villafane paid off the higher interest credit card debt (which was costing her $90
0 a month in payments) and the $145,000 mortgage on a second property. While her
monthly mortgage payment went up to $4,026 per month - from $3,003 - she appreciates
the freedom of having consolidated her bills. Villafane's loan is one of many
refinancings. In the second quarter of 2004,
