Is she signing you under a contract because she wants to sell this
herself, or just to prevent you from selling it to competitors?  Is she
paying you, or are you just helping out here and there for a friend?
  I wouldn't give up the right to create this for someone else based for
$2,500.

  I did some real estate web work; this reminds me a bit of a "Virtual
Office Web" which, basically is just a real real estate office, except its
all over the web and the realtor is not sitting down w/ the client to
cruise MLS listings, the client is doing it on the web site.
  If you take what you have and add some IDX integration, you will have a
saleable product (or service) that could bring you in significantly more
than $2,500.

  Of course, if this person is your friend, you have to walk careful
ground, so you don't end up on Texas Justice or anything.

  You might try to get a clause that says you won't sell to her competitors
in her defined area, but that she can't use any other vendor for updating
this application.
