another comment, about the "other agent".

Houses often get listed on a Multiple Listing Service 
where the info on them is available to all the 
subscribing real estate agents in a geographical area.

Sellers hope a bunch of agents bring potential buyers to 
see their house - the more people submitting offers to 
buy, the greater the likelihood of them bidding up the 
price.

Nothing underhanded about any of this - just some people 
good at dealing with supply and demand...

And real estate agents work on commission, so you can 
bet they want to see the sale actually happen.
