Great information and thank you to everyone who replied.  The 84 Catalina 27 is 
on Lake Lanier in Georgia.  Never been in salt water.  Sails are approx 4-5 
years old.  Has a self-furling jib and a storm main.  Price is below NADA at an 
asking price of $7500.   The owner, (he is the second owner) is motivated as he 
is moving away from the state and already has a power boat for fishing.  I 
think the guys has a few extra toys and can't take them all with him.  I have a 
little sailing experience but nothing of this size.  Day sailor in the garage, 
hobies while vacationing but looking for something big enough for another 
couple and for other boats to see.  I had heard that bigger boats are easier to 
handle (but will be taking private lessons to get comfortable on something this 
big). 

This forum and the members seems to be a great place to get infomation and 
thanks for any insight you may provide.  Is there anyone with an 84 Cat27 
owners manual or directions on how to download from this site.
