there is a tool that will do the job automatically for you. It's name is
MapLogix and you can download a demo at http://www.korem.com/maplogix/ or
http://www.directionsmag.com/mapinfo-l/IndexFiles.htm.
MapLogix is a topological map editing tool for MapInfo. It can clean and
join polylines in order to define topological networks, automate polygons
building, and carry out various operations like selecting objects according
to their visual attributes, splitting polygons using a polyline, etc.
