Great information. Thanks Marian and Greg Luce. It
helps to have more pieces of the puzzle.

I have one more question. Is the current Karmel Square
building considered a "farmer's market" and therefore
not subject to a limit on the number of businesses
that can be in there? Ventura Village Market on 24th
and Elliot is the same kind of "mall" and I think they
do have a limit to the number of units that can be in
the building based on their classification in the
zoning code. I am just confused on this one. If I read
Linda Martin's post correctly Karmel Square is zoned
as a "farmer's market" and they can have as many
businesses as they can pack in there as long as their
isn't anything hanging on the ceiling. What is
different between Karmel Square and the market in
Ventura Village?

At any rate, the parking issue down there is huge and
needs to be addressed before more cars, more
businesses and more people are added. I am thrilled
that the area is no longer a dark desolate place but
the area can't accommodate unlimited activity safely.

I am glad the Planning Commission 86'd the idea of
housing on top of the new development. It just doesn't
seem like a very compatible mix to have family housing
on top of industrial property. I do understand the
concept of live/work space but I think that it is more
appropriate with retail, not industrial.

Thanks to everyone for all their work on this issue.
It's a tough one.
