I'm using one right now where the owner has stated they will not be
parking cars under a non-combustible canopy. We would like to omit the
sprinklers in accordance with 2002 8.14.7.2. It is a pick up and
drop-off area and the building department said their experience has been
that cars end up getting parked under these so they want there to be
sprinklers under it. The building department seemed open to the idea of
us using an "Owner's Certificate" to show that the owner recognizes that
no cars can be parked here, since this would be a design assumption that
allows the sprinklers to be omitted. The building official also wanted
wording stating that the owner recognizes that if this is violated, they
would be required to sprinkler the canopy at a later date. The owner has
agreed to do this so we will see how this goes.
Regardless of how it goes, it is a great way to take the liability off
of you. Most of the time, if the owner finds out that not parking cars
under one of these will get them out of sprinklers, then they just say,
"Of course there will be no parking under there." This owner's
certificate makes them have to really think about it because it shows
that they were fully aware of the design assumption and makes them
accountable to action at a later date (not us).
