Hey Charlie, I'm glad it sounds like it will go through, but all of this is very common very standard stuff. I'm on the our HOA board and the one for my mom's place and, having written some of the rules myself, the ones you list are all standard. In fact, my Mom lived with us for a summer after my step-dad died and we needed to get a variance for the HOA - but we did that voluntarily and there was no problem. And the "copy" thing is simply to encourage home owners to read, comply, & communicate the covenants to buyers. If you didn't do that then people might get lax and, say, not provide and enforce the covenants. If they don't then it's hard to enforce them and you might as well not have them.
