I don't guess I see it as a breeder getting someone to "agree" to terms.  I
see it as more of a "this is what I charge and this is what my conditions
are" - take it or leave it.

I do agree with you that lying or misleading people is not ethical - but just
because a breeder might charge a higher price than others or sells with a
co-own or stipulated sale, doesn't make a breeder unethical.
