The tunnel connects several houses. Of course that raises the question just how long they are and who built them. The other owners don't know about the network, which allows people with a map to listen to all sorts of interesting conversations. The tunnel connects several houses and interesting people use part of the network for their own purposes. They think that the other tunnels are unsafe and don't enter them. They will be unhappy if there are other footprints at an intersection. The tunnel leads to the treasure vault of a temple. Only one thin wall remains. Or the vault is empty and people will ask really soon now who purchased the villa and why. The tunnel leads out of (or into) the city walls. The evidence in the secret room would hurt the reputation of the long-dead head of an important family. The family knows that the evidence exists, but not where it is. Any hint that it might be in play again will trigger a frantic multi-side struggle. The secret room is a secret prison. After a day or so the players hear the tapping of some prisoner(s) who are more thirsty than afraid of drawing the ire of the jailers.
