I don't know a massive ammount about this yet but i would make sure that your pivot point for the model in your 3d app is where you want the hinge to be located. In 3d max this is achieved my clicking on one of the tabs on the right hand side of the screen that brings up the pivot menu then click 'effect pivot only' and move the pivot point to where you want the model to rotate on. Might fix it!
