Yes, you will lose the warranty if you unlock/jailbrake it, but I think it's
worth it.
1 year warranty is not that much anyways.

Or you may develop it and ask someone who has an account to publish it for
you.

And if something happens to it you can easily recover to factory settings
and go for the warranty.
