The good landlords with the good buildings are certainly not professing for more of section 8. Unfortunately, most of the landlords that take section 8 have dated buildings with little or no amenities. They charge more rent than the regular landlord because of all of the problems that they have to put up with and because of all the physical damages that come with these judgement proof tenants.
Let me give you all an example. I have 36 buildings in the inner city. Over the last 2 years, I have averaged 2 calls "per month " for service and or maintenance needs. Another landlord that I have known for years has 20 similar properties, but his are dated and he almost exclusively rents to section 8 tenants. He told me that he averages 3 to 4 calls "per day " for service or maintenance. Thats 40 times more aggravation than I have to endure. Now I ask you, which scenario sounds like the best way to run a business???
