Re: [AFMUG] acquiring tower from American Tower

2018-09-07 Thread Brian Webster
Might be worth getting the tower and parcel given to you, then make a decent
offer for an additional lease area around the tower to encompass the guy
anchors. The farmer may be ok with the location of the anchors if he is making
more money. In the end if you get the tower given to you or possibly even be
paid to take it (they have the cost of decommissioning plus they own the parcel
and still have taxes on it so paying you to take it off their hands is still
attractive). Worst case would be you take the existing tower down and replace
it with something that fits on the parcel. There could also be the issue that
the farmer just doesn’t like the current owner and you being somewhat local he
may have a change of heart to support local business. I would work this a
little harder and see if you can’t take it in a different direction that the
situation as it stands.

Thank You,

Brian Webster

That tower looks heavy enough that if you stripped the excess load you could
probably relocate the anchors and guy it at 60%. Judging from the pics it looks
like it is at the standard 80%. Having said all that. It might be cheaper to
build another one. The "own parcel of land" deal is tempting though.

I agree with David. Many times the decom is happening because of the land
lease with the land owner.

just work out a good lease with them. Then you don't have the
liability for the tower - the land owner does. Believe me - we own
over a dozen towers and I wish we did not . . .

I agree with David. Many times the decom is happening because of the land
lease with the land owner.

You might contact them, than rather than attempting to take ownership,
get with the land owner. Sometimes, they will just turn the tower
over to the land owner (save expense of decom). Then, maybe you can
just work out a good lease with them. Then you don't have the
liability for the tower - the land owner does. Believe me - we own
over a dozen towers and I wish we did not . . .
