In my opinion all un-sprinklered homes built with TJI's should have a special designation on it (Scarlet Letter) so when the FF's show up then can kick back and pull out the hotdogs and marshmallows and watch it burn. If you are using NFPA 1 or IRC it appears sprinklers are required in the building or the 2,500 sq.ft. basement thing. I'm not seeing where a construction type is a factor. I fully defer to those actually use NFPA 1 or IRC regularly if I'm wrong. AHJ is entirely correct they do burn faster. But unless you have a LAW (code) identifying the issue of conventional framing is OK but lightweight requires protection the owner does not have to protect it. I realize then you are suggesting to the owner a reason not to hire you and that's bad for business. My couch also burns faster than my Grandmothers couch but I don't have to sprinkler. Hey tell him/her logic is flawed in that conventional lumber burns faster than steel so conventional should also be protected too. And steel burns faster than rock so unless you move into a cave it must need protection. The AHJ is telling the builder that if they had used conventional framing IE, 2"x12" @ 16 oc there would not be an issue. I guess I will have to show my ignorance, I can count on one hand the number of 13D systems I have designed in the last 10 years. This project is a 13D single family custom home with a basement of 2746 sq. ft. the AHJ is requiring that the basement be sprinklered, but he isn't requiring the rest of the house to have sprinklers. Since this would normally be part of a 13D system do I just do a 2 head calculation and call it done? Or do I calculate a 900 sq. ft. area, per 13. (It does meet all the criteria for area reduction) My thinking is that even though the basement could be protected per 13D if the entire house was covered, since this is a special requirement by the AHJ I should calculate per 13. BTW the 2007 codes are the applicable standards at this time. The owner is going to have to install tanks and a pump so the difference in demand is a big deal. Richard L.
