A nuclear waste site yes, the other two no. A pig farm, or a land fill does not stay within the boundaries of the land it occupies. In essence it crosses into your land, in the air and water. If you smoke in a restaurant, your smoke doesn't leave your business and get the people next door, it dissipates before that can happen.
