Don't retire to northern California.  2 meters is full.  PAVE PAWS radar is 
knocking 70cm repeaters on hills and mountains off the air.  No off the shelf 
D-Star radios on 220.  1.2 gHz is good for some things, but more expensive at 
this point.  All the while, there are 2 meter frequency pairs going mostly to 
entirely unused.  In this area, (in my opinion) 2 meters is not being managed 
to maximize the value of that resource.

Eventually, say in 20 to 30 years, these repeater owners will move onto a 
better place, and younger people will be more open to narrow band modes and 
better utilization of the spectrum.  

Not sure I'll see that myself, though.  I was born in 1944.

        I have been on 2 FM since 1969 and NEVER has the FRC even given that 
thought.

        There is no reason to put more repeaters on the air  HERE in Tampa 
there is little to no usage of the ones That are already on.....

        CLEAN UP the existing ones populate 223 and 440 MHz THEN come back and
