Another modeler who covers "going smaller" is Lance Mindheim. He has several 
articles in the Kalmbach press, as well as a couple of books he publishes on 
small layouts. His blog and photos of his Miami Fl. based layouts can be found

He discusses his plan as being able to complete and operate the layout in under 
eight years, as he feels that is his limit of interest in any one theme.
