The variables I'm talking about are not out beyond your modem/router/imac setup. I'm talking about all the things in front of the wall plate. Hook the modem directly to your iMac and see if it runs slow. This will rule out the router. I thought you said you had this setup:

iMac --> Router --> Modem

Correct? Is it a high speed modem? If so, use your Mac's built in ether net port to test w/o the router.
