Tea would be classed as 'other external causes'. That's their get out of jail free card. It's not a reasonable clause in a contract that buyers aren't in a position to negotiate. People who've been sent away from Steve's office with their tail between their legs for exercising their right to smoke and drink tea in the comfort of their own homes should set a lawyer on Steve. In the UK, and probably the rest of Europe and other right-thinking parts of the world, you'd have a right to piss on Steve's head and blow smoke in his ears if he tried to pull that one.
