to help you visualize these rules:
imagine your room is under pressure. say you inject gas in there.
To do this, the model needs to be sealed. means no holes in the geometry.
each vertex is having exact same position as the one used by its neighbourg 
face.

I insist on "exact same position ", not designer same position, I mean here 
really same position.
to do so, you need to use features such grid/lock to grid in your app.

You also need to keep in mind that the base needs to be simple.
so in your case, generate the model first without the doors. keep just walls, 
ceiling and floor
The doors you will add them later on as dynamic objects to the tree
simply by saying _tree.addChild(myDoor); like you would addChild into your 
regular scene.

also your walls, like real ones, will need to have a thickness, single planes 
will not work really well if it works at all.
