Juan - that's exactly what I'm doing. To make life a bit harder my local
coworking space is run for free by the University, so understanding what's
missing and therefore being able to provide value that people are willing
to pay for is proving really important.

Hi Ivan, I'm Juan from Miami, Florida. new in this business and exploring 
the opportunity to open a new cowering space here. I was doing some 
research and I found Republikken at the top 30 cowering spaces in the world 
and that's amazing. right now im the phase of building a business plan and 
creating the proforma, but sometimes is difficult to obtain some info since 
it seems this business is very young. so if you can provide some feedback 
on numbers in average (expenses, memberships fees, % of private office vs 
open space, and so on) will be helpful

my town ( I live in Curitiba ) few months ago. Unfortunatly my

office space is dirt cheap, esp. in the burbs, so that can come later.

I'm new to this group. I've only learned about the co-working concept
after reading the Oct article in Entrepreneuer Magazine.  It described
exactly what I need - a group of like-minded independent professionals
sharing a work space.  I've been a freelancer for 7 yrs, when we moved
from CA to CT five years ago, I strictly worked out from my home,
which I felt totally isolated.  I wished I knew about coworking, and
there was a group around here for me to go to.  So, after reading
about coworking, my mind started to spin and wondered how I can start
a work place in my area.

How does one find out if there's a need in my area?  I guess the best
data is to figure out how many independent workers out there who would
be interested in coworking.  I tried to search such stats on Google
but found zilch.  I'd appreciate any suggestions or insights on how to
start a coworking group.  BTW, I'm in the upper Fairfield County in
Connecticut.

I have very low rates  very few members, but the last two weeks the 
interest has been picking up. The eternal optimist.  :-)

I think location is the key rather than the cost. 

Commuter towns are not so good, cities are better from what I can see 
and what I am learning.

Nathaniel,

That sounds like a brilliant idea! Not only does it help improve upon
the known flaws/preferences for an existing idea, but it also provides
for a way to help build larger community and provides a way to create
roots in what sounds like a community that's trying to get started.
One of the first things I got told around here in trying to get a
coworking space up and running is that the people in the community
you're trying to foster are your best resource. One of the ways to
take advantage of that, help bring them in, and grow the size of your
community is to provide them with a way of taking ownership of part of
the community and the things going on in it. One of the other things
that I got was that different communities will build upon different
things and end up with different community goals. One of our members
at Company|Dallas is really big into the python programming language
and unix, and alot of the people we've had come through have been
affiliated with that. We've already hosted one PYUG meeting, and if
I'm not mistaken we're due to host the next one this saturday. For you
it sounds like your strengths lie in PERL and the community there, so
by all means, tap into that! If that's going to be what gets you and
your community going, then by all means seize upon it!

As far as Brooklyn goes, I don't know about anything springing up
there (Not a whole lot of that news reaches Dallas), but if there is,
I would imagine that Tony from New Work City would probably have some
info. You can find him commenting about things all over this group.

We have a Brooklyn co-working space called Green Spaces - www.greenspacesny.com.
Great group of people - around 60 people are part of the space -
primarily social entrepreneurs.  If you want to check it out - call

Also - this is a question to the group.  I am out in Denver now and
looking to start something similar so if anyone would like to
collaborate or chat please send me an email.  This is a great group
and you all have been very helpful!

and maybe help out with. Feel free to come by the space sometime soon!

There's a lot of coworking or coworking-related activity going on in
Brooklyn, with a lot of variety in environment and amenities between them.
Off the top of my head: Green Spaces, The Change You Want to See, Ditmas
Workspace, Treehouse, Brooklyn Creative League, Hot Pot, 3rd Ward, and one
or two unnamed projects as well. You should definitely say hi to as many of
those folks as possible.

Here in Xindanwei we keep a live stream of archive about what people are
coming to the space, how they look like, what they think and do, etc
by integrating twitter, flickr and vimeo the platform.  We invite every
coworker to share their photo and profile on the live stream, so that people
would know what kind of people are here and how they interact with each
other. Feel free to check the live stream archive out and suggestions are

Meanwhile, we are alliancing with two other coworking spaces in Shanghai to
push the coworking idea forward, they are www.88spaces.com and
www.thestudio.cn, they both have different coworking style (one is hacky,
the other is arty)but we all share the same value and philosophy of
coworking. Three of us have teamed up ourselves a Xindanwei Network! In this
way, we wish to encourage more people in the country to join in the network
and start their own coworking spaces despite of the size, location and
style.

Cole,

It is a good idea that you know you need to pay for workspace in some
way,
because someone is spending hard cash to provide it for you (even the
library).
That said, there are non-cash barters that will stretch the price of
your coffee into a welcoming spot for you.

As for the library, consistent visits and polite conversation may
reveal some way in which you can be helpful, which makes you part of
that community, and may open up free lance opportunities.

Small businesses require large amounts of energy.  Your willingness to
work in someone's space while just being present  may allow the
owner/manager to go to the bathroom, or work in the back while not
worrying about an unlocked front door.
Also, trash disposal is expensive and guilt comes with throwing out
recyclable stuff.  In a town without complete recycling, preparing for
pickup or taking stuff to the recycling center is a real contribution,
and may be traded for coffee or more worktime.  Our glass is no longer
picked up, and there are many milk cartons to  rinse.
This summer I am trading coffee for garden bouquets.

I talked to TJ on the phone for quite awhile this week - you're a nice
guy, TJ!

Since you haven't yet settled on a location, you could start with
informal Jelly type sessions to gauge interest and begin to build the
community.

In another thread, Tara recommend building the community first, then
approaching location/specifics second, when possible. And Alex reminds
us that predictability is important.

Conjunctured in Austin grew out of free, regular Jelly sessions, and
Todd O'Neill of C4 Workspace (grand opening this week in San Antonio!)
got his community off the ground with a regular-as-clockwork Coworking
Tuesday in a wifi-equipped coffee shop, then followed with the
dedicated space. I've found our monthly Brownbag lunch sessions at
Firecat Studio to be an effective draw and good reputation-builder.

Contacting the folks holding events - especially networking events of
any kind - and joining the ones with which you have affinity, is also
a great idea.

Welcome to the coworking family, and best of luck. Please keep us
apprised of your progress!

  provided me the opportunity to pursue an area that I am very
  passionate about--creating collaborative work environments.

  I stumbled upon the coworking movement while doing research on Remote
  Work Centers. I love the idea of coworking, and am interested in
  opening studios in Alabama and the Florida panhandle (Pensacola and
  Ft. Walton Beach). Currently, I am putting together a business plan to
  open a coworking studio within the next couple of months.

  When I go out and talk to people, I am finding there is a lot of
  educating that needs to be done on the concept of coworking. Most
  people associate coworking with executive suites. No surprise here.
  So, my immediate need is to educate people and to create some
  groundswell around the concept. Any advice you can provide in this
  area would be helpful.

Yes, I would love to meet up and grab coffee sometime to chat about
it.  It sounds like you would definitely have answers to a lot of the
questions that I have with your experience.  Like I said, I am still
very new to all of this and basically would love to get any ideas/
advice about the whole process because I think it is a brilliant idea
and concept.  I currently work in the green lake area, so it sounds
like we are not too far apart.  My schedule can be pretty flexible, so
would you like to try to plan something this week sometime?  Let me

Office Nomads was originally going to be in Ballard, but the space we
were looking at didn't pan out.  I live in Ballard and my day job is
in Fremont, right by Google.  I'd love to grab coffee with you
sometime and talk about how to get a coworking space in this part of
town.  Last I checked the old Empty Space theater was still available.
 But more important then finding a building is finding the people who
are going to put in all the hard work (and of course money) involved
to bring it into being and run it.  I offer up the full force of my

Sorry, this must seem like insider-speak to you, but these terms  
actually have international grip. Hooray internet for leveling the  
playing field and standardizing the vocabulary.

Normally if you don't understand the vocabulary, I'd recommend the  
google. You can even use the google to search all the past entries to  
this mailing list. There are hundreds of people discovering all these  
concepts every week and I'm sure there are lots of questions that can  
be solved with a visit to the search engines as long as you know what  
to search for.

Two guys from New York who had never met in Meat Space decided to get  
together for coffee. They invited all their friends, but just the two  
of them showed up. The next month, dozens of folks were there, and  
pretty soon lots of folks in other cities were emailing Piers and  
Noah asking if they could have coffee meetups. People getting  
together for good conversation and a cuppa on select Friday mornings.  
Ours is held at BS Daily Market, 47 E Robinson St (downtown  
Orlando). The next likemind should be March 21 from 8AM till about  
11, sometimes earlier, sometimes much later.

Amit in New York didn't like the idea of having to pay someone so we  
could work along side his mates, and I also think New York's rules  
about having several businesses occupy one space are different, so  
they started having work parties at his apartment. I don't remember  
where the term Jelly comes from, but it's a fun word, and other  
cities have gotten into it - in Philly they call it Cream Cheese.  
Working in someone's living room is different from working in a  
designated space, but still infinitely better than working in a noisy  
coffee shop with the feeling like you need to buy something. We have  
intermittent Jelly sessions, but nothing official just now. Normally  
Fridays are good days to catch this somewhere in town.

There's also a regular coworking Tuesday nights in Winter Park at the  
Cup-O-Soul coffee shop. It's hosted by the Central Florida PHP User's  
group, but everyone is welcome. The coffee is excellent and there is  
a private meeting room which seats 6-8 people and plenty of spillover  
space in the front and outside. 7PM every tuesday, 906 W Fairbanks Ave.

Most conferences have a closed list for presenters, but some geeks in  
San Francisco got a little steamed up when someone had a conference  
with a closed guest list, so they decided to make their own. They  
only gave themselves a week to plan it, so there wasn't a lot of  
formal sponsorships and no time to make schedules, so they let  
everyone sign up to present when they showed up in the morning.  
Donated space, food and shirts got hundreds of people in the door on  
short notice, and again, people all over the world saw BarCamp as the  
kind of event they'd like to have in their city. In Orlando, we'll be  
having our second BarCamp in the Wall Street Plaza downtown on April  
5th and 6th.

Hi Felicity,

We've all struggled with business plans for coworking spaces, so your
announcement of opening a second location so soon after your first one
piqued my curiosity. Most coworking spaces have yet to figure out how to
make a substantial profit (although I think by offering the value-add of
daycare, you might be an exception!) I just heard of you through the list
when you first posted, and after looking at your website I came to the
conclusion that you were a relatively new space. This message, then, totally
surprised me.

My main question is, why a second site? Some adjunct questions would be --
especially so close to the first site? And though this is probably none of
our business, are you profitable at the first site? If the first site is
profitable, why not just expand it? I didn't see on your site any
description of how many members you have at your first location or how many
spaces you have available, and I hadn't heard any mention of your space
until a couple days ago, so that's what makes me curious.

Welcome! There is already a very active Orlando community, they've
been working very hard on the casual coworking front (jelly-ish work
sessions, a healthy LikeMind.us attendance, and a number of good happy
hour events). Alex Rudloff and Ryan Price are both reasonably active
on this list and will likely be the best people to contact for your
location!

Hey Joe, Welcome.

There isn't any 'official' coworking place as of yet.  Several people have
expressed interest but we haven't been able to get anyone to take the risk
of getting and running a place yet.  Eventually it will start to happen.  In
the mean time I'd recommend to start getting involved with the local
community so you can start networking with the rest of us home office
warriors :)

What exactly do you do?  I'm a web developer mainly focusing on development
with ruby on rails.
