[Coworking] CubesCrayons for Sale

Dear Coworking Community,

It's been a long time since I have visited the group.  I am still a
big fan and advocate of coworking, but I have been on a different path
for a bit and am mostly offline these days.  Anyway, CubesCrayons
just celebrated 3 successful years (YEAH!) and with that, I have come
to the difficult decision that it is time to sell it.  There is a high
probability that this time next year I will be out of the country for
6 - 9 months, and I would prefer to see someone else own and continue
to build CubesCrayons than for it to disappear.  I would love to see
it go to another coworking believer.

We are:
- profitable
- located in Silicon Valley
- have possibilities to expand to additional locations
- have a fantastic staff (who runs the place; at this time I take a
nice little check home each month for about 5 hours a month of
work.)

Our childcare side is very strong.  A new owner could probably
increase the profit margin by cultivating the coworking community
better than I have done.  So, we have employed a broker and are
officially on the market.  I am open to selling just the Mountain View
location and/or the brand/software.

Dear Fellow Coworkers,

Due to personal and professional opportunities, I am finding running
CubesCrayons alone to be beyond my scope these days (at least if I
want some decent sleep).  I am therefore opening it up to a possible
partner who would like to  purchase a share and take on some of the
operations especially as we grow (details coming) and/or selling the
Mountain View location.

I am putting this out to our community and the coworking community
because so many of you have been such great supporters and fans.  If I
don't find the right fit, we won't be selling CubesCrayons any time
soon, but throwing this out there in hopes of finding a great partner
and/or person to carry on the fantastic brand and space I have build
over the last 2 and a half years.

 Luckily, there's Craigslist.

 Having mentioned on more than one occasion my obsession with a phone booth,
 one of our members spotted a vintage Bell Telephone booth on Craigslist and
 sent it to our internal e-mail list. WAY better than those janky metal and
 plastic Verizon ones, this one was WOOD and GLASS, pressed tin interior, and
 even the vintage ad still in its sign holder.

 The price was right, and despite the need to carefully birth the 500+ pound
 beast from a very narrow basement stairwell it's been sitting in for what
 was presumably most of its life, she was was worth the wait.

I own CubesCrayons (not a traditional coworking space because we
have drop-in childcare on site.)  I do take a modest salary which is
starting
to grow, although I may give up some of it to funnel back in the
business.

Again, we aren't quite the same model in terms of revenue stream.
Unlike
many other coworking space owners, I do not have a side job.  I have
young
kids (those with kids, get that.)  Having said that after 2 years of
business,
we run well enough for me to take on other projects and am now doing
web app
development and writing a book and site management is left largely to
staff with
my focus being primarily on our overall vision and marketing.

 pressure to sustain the breakeven and set up sales objectives.
 2. In our case, our landlord will have a percentage from the total amount of
 profit, so our cost must be counted in in the expenses.
 3. Our experience: People take more responsibility and take their work more
 seriously when they get paid, even for a small fraction of their work.
 4. Last but not least, three co-founders must also be able to supervise each
 other for their contribution, payment is one of the methods.

  Susan I don't collect salaries at Office Nomads currently.  We started this
  both having part time jobs supporting us and now we have left those and are
  doing this full time.  That's obviously not a sustainable solution so we are
  looking at our options.  We'll know a lot more in a year.  What I know now
  is that this one space does not have enough overhead to tack on two more
  salaries, and never will.  We pay Alexandra to work behind the desk part
  time, my sister Kara to handle the books, and Grego to clean up every other
  week.  That said, after two years we have made some great connections and
  have found ourselves deep within a tight community of amazing people.  We've
  also learned a heck of a lot about how to start and run coworking spaces.
   We have already started expanding our gaze and just today launched
  coworkingseattle.org to help foster the local coworking movement...
  although that's not a money making venture either.  Instead it's the first
  step to building a broader community because as we've seen many times over,
  start with the community, and then see where you can go with it.

I think you need to look strongly at the demographics in choice and
just
as in real estate, location is important.  The space needs to be
convenient
to your market.  Does the area you are looking at have the
demographics
of people who will be using a coworking space?  My initial instinct is
no, based
on the very little you mentioned.  Ultimately, as learned from people
like
Alex of Indy Hall and Tony of New Work City, you have to build the
community and
if you have a strong community before you open the space, you will be
able to
discuss with them where they would want it which will help you build
your success.

[Coworking] 2 Years

Hi Everyone,

Somehow CubesCrayons' 2 year birthday came up and surprised me this
year.  As many of you are now thinking of launching new spaces, 2
years in the coworking world suddenly seems like a long time.  What I
can tell you for those of you embarking into this arena is that is
challenging, thrilling, and after 2 years, we have hit our stride.
Just this month we have seen an enormous surge in new members and an
increase in use.

Coworking is definitely becoming more well-known and talked about it
and I feel lucky to be part of this great community.  So as we
celebrate 2 years, I definitely want to reach out and thank all of you
in the coworking group who have shared ideas, thoughts, conversations
and more as we learned with all of you about how to make this exciting
concept work.  I have found great resources and new friends.

I look forward to being part of the community for many years to come.
And for those of you in the Mountain View area, drop in Monday or
Tuesday this week for a cupcake - because, we do believe you can have
your cake and eat it, too!

Agreed...we have gotten lots of press over the past 2 years and most
of it doesn't bring
in long time members.  It does seem to increase awareness and build
brand validity, so there
is something to be said for that.  And of course, press on even one
space is beneficial
to all in terms of people learning about coworking options out there.

Hi Erin,

Listen to your membership.  Also, for us being near where people live
is very important!  It has to be just a short extra for them to go
beyond
either their living room or the cafe to come in.  Although I know
other
spaces that are right in downtowns away from where people live.
Our members can walk, ride their bikes or drive (but usually not far),
to get to our space.  For them being near home allows them to get out
and actually grow connections in the community where they live which
is
an added bonus.

One thing we don't like  as much in our SF space as our MV space is
that public transportation
isn't as convenient.  Something to think about.  We used to be 4
blocks
from the train and our members loved it as did we because we are a
green space.

Fantastic discussion.  I love to hear what everyone is sharing, and am
keeping
track of the discussion as I am working on a research piece on
coworking.
I am interested in particular in how coworking is changing the way
business is
done and people select careers and employment.

On a couple of the points discussed:

Ownership not just by space owners:

There is an interesting synergy  between coworkers but also between
the people who get involved in the space.
As Alex said, inviting people to come with rollers starts to give them
ownership of the space.
I was talking to an employee the other day who mentioned that being
appreciated helps her take
ownership of her job.  This applies to coworkers in that we find
thanking our members for being part
of our community helps them to reach out to other groups.

Events for connections/membership:
Also, events bring the connections faster than just inviting to work.
We utilize
events to bring in new members and create opportunities for people to
chat with each other.
Often are newer members aren't quite sure how to start discussions
until they have met people
in a social setting or class.  Our events tend to have an educational
component i.e. round table
discussions, marketing bootcamp, 18hr startup, etc.  These are
interactive events, not just a
have a speaker in and everyone sit and listen.  Of the people who come
to our roundtables, we have
50 - 75% sign up as members within 2 weeks of the round table
discussion.

Finally:
Meetups are great way to introduce people to your events when you are
unknown.  They also
can serve to bring more people in as you grow.

  interest in having a bike rack, but now he's a hero for the other  
  bikers.

  The bike rack project is one example. Designing and installing sound  
  baffles to cut down on echo is another.

  I think the #1 way we've established project leads was to pair  
  peoples' interests and areas of expertise, with their own self-
  interests, with the greater benefit of the community. It takes some  
  massaging sometimes, but more often than not, the opportunities  
  present themselves as the diversity of the community and its' needs  
  grows.

 That example was what I needed, thanks.

  Before some members started collaborating out in the open, people  
  more or less kept to their own projects, socializing but less on the  
  idea exchange. Once a few members started showing that it wasn't  
  only safe, but beneficial to work out in the open, share ideas, and  
  find partners...collaboration and teams started to form MUCH more  
  often.

 So the point is to look for things people want in the space and get  
 them to start making them happen, right?

 How have you handled things that need funds?  Established a budget?

  Core values aren't shared 100% across the board. There's no  
  requirements that you need to identify with any, or all, of those  
  things in order to be a member of IndyHall. What we believe is that  
  the greatest value from involvement is when some, or all, of those  
  values are considered. There are also lots of people outside of the  
  paying membership that identify with those values. They tend to be  
  the ones that we align best with as an organization. Tend. :)

There is another coworking space in Mountain View as well, Outside the
Cube (www.otcsf.com).
This is a member organization where you pay a yearly fee and can
attend as
many events as you like over the year with no extra charge.  The goal
is to provide
regular networking and resources for freelancers and entrepreneurs.
Onsite
coaching, regular mixed industry groups and socials.  Like other
coworking spaces
you can work onsite for as little as $100/month.

As one of the few people in this group who I know has actually done
coworking
with childcare (CubesCrayons www.cubesandcrayons.com), there are lots
of considerations.  You have to do it your own way, but adding
children
to the mix is a whole different ball of wax and if your goal is to run
a coworking
space, then this is not the model for you.

Just wanted to second Tony's thoughts on getting to know an investor
before taking on any money.   No matter how much they trust you, an
investor is going to want reports, tracking of numbers and to know how
you plan to increase revenue tomorrow?   You need to decide how you
want to run your business.  Then again she might be a great partner.
Proceed with caution and you will figure out the best choice.

Again not to discourage but also Outside the Cube just opened in
Potrero and there is a social venture one coming in September I think
in mission district, but I might be wrong.  Two things:
1. If you are not going to be onsite, who will be.  Creating a good
community I'd important to success and you need someone to welcome
clients, introduce them, etc.
2. Maybe just sublease the space to a couple of tenants instead of
launching a coworking space.  I think you have quite a bit of
competition in a tough economy.

We also offer mostly member based groups and connecting
opportunities such as a lunch time gathering for entrepreneurs.
If we can find a great guest speaker, we bring them in, but usually
it is someone who wants to come in and speak about a book or
topic related to their business.  We select people based on
what they have to offer our membership.  I think the events
really bring the community together and encourage people to
network.  Again, it is a win for the speaker, so we don't tend
to pay for them.

We are building our professional program and listening to
what members want.  We also look to partner with organizations
and promote them having events in our space that our members
can attend.  Again win for us to get more people in the space and
win for our members to get more resources and win for the
organizations/groups as they get connection to our membership
that attend.

 are many themes that can be of interest for a workshop: networking,
 sales / marketing / acquisition, social media, business planning,
 administration / fiscal / legal, etc... In this market a lot of
 interest goes to the first three topics.

While giving it away so cheaply seems like a great way to get people
in the door, it is not sustainable. I suspect your operating costs
will
be higher in the end if you include insurance, misc. (food, etc.),
staff,

We operate our coworking space in SF for about $9000.  We have set
up a professionals model where people can just join the community of
entrepreneurs and freelance professionals yearly to attend all of our
events
for free as well as be part of interest specific groups.  Then we
have
dedicated desks all the way down to 20 hrs./month access.  Our 20
hrs is $150/month.  We have to sell 60 to cover our costs, so our goal
is to
have a mix of the part timers with about 10 full timers in the space.

Good luck.  It's not a one size fits all solution.

 someones business via a point to point wireless connection, etc, etc,
 so we're figuring max $500/month in misc costs. The landlord is also
 giving us 2 months free rent.

 So say $3000/month, that's only 60 members @ $50/month each. We have
 40 signed up now (of course some will drop out, but we've still got
 many coming in) and we'll cover more costs with offices rented.

 Is it just the cheap rent that is making our space $50/month and not
 $300/month (or more!).
 Why do some (most) places need to charge so much?

happy hours,
collaboration opportunities, pink slip parties, workshops,
and mixers to great speakers.  Put them on every events calendar in
your area.
Our events appear every week in the free daily newspaper and we get
great views from that.  Invited bloggers to come in and talk about
your space.

I think you need to chat with your customers.  Do they want a more
professional space?  Would they use it.  Do you just need more of your
core customers and to charge a bit more for coffee and maybe for wifi?

It sounds like you have a great relationship with your customers, so
talk
to them and see what you can do.  Our local cafe raised prices about
6 months ago.  They put up a great letter saying they needed to deal
with increased rent and energy costs and wanted to pay a decent wage
for
their employees.  My favorite, a 12 oz hot chocolate, went from $1.60
to $2.10.
A pretty significant increase, but still better and cheaper than
Starbuck's or Peet's
and with better atmosphere and my money going to the local economy.
Maybe
that is your solution?

   work is completely different from a workspace that is rented by the
   hour (coffee included).  I think that most all the writers and job-
   hunters (wonderful, faithful customers all) will choose to work and
   meet in the now slightly cozier coffee shop.  I feel the new
   arrangement is a definite value (knowing that it is still offered
   below the cost of renting, airconditioning, cleaning and staffing it),
   yet encounter daily the if it's free today, why must I pay tomorrow?
   question.  We do not have the traffic flow of places a half-mile away;
   we rely on an honest and open relationship with our neighbors.  Does
   anyone have thoughts on this transition?

[Coworking] New Coworking Space in Potrero Hill/SF

Hi Everyone,

I admit I have been a little out of the discussion as of late as I
have been working hard on our second location.  I am thrilled to
announce that we will be opening a new coworking space in the Potrero
Hill neighborhood of San Francisco on or about June 1st.  I am
especially excited that the office space is at the top of a great
building.  We will have kitchen (complete with bird's nest access for
those who want to climb to the roof and work while looking out at SF
Bay), conference room, private office and of course, coworking space.
Additionally, those who want childcare can use the childcare offered
through us on the first floor of the building (completely separate
from those just using office space).

More details to come on opening date, rates and open houses.  We hope
the SF coworking community needing a space in Potrero Hill will join
us.  We already have 40 members signed up, so it should be a rocking
coworking atmosphere.

On Regus Cupertino Space, I heard from one of the members that only

8 - 10 people used it on a regular basis but that the manager claimed
there
were 180 members.  I think, yes, they didn't really understand
coworking.

Having said that, if any of you out there are looking for coworking in

similar area, you can check out our office in MV right off the 85/237,
just

 and friendly staff.  The downside to their approach: wrong location
 (was an old plumbing store, in SV suburbia), unfamiliar concept (Regus
 is famous around the world for hosting office suites, but co-work is a
 bit of a niche idea for many), not rooted with any community, and no
 marketing.  They might have had a chance in downtown SJ or SF, but in
 the new economy I guess they decided to pull out and sublease the
 space (my estimates they put up 100K + to rennovate, another 50K on
 furniture and computers, and probably ran another 5-8K in rent, plus 2
 FT staff so were easily burning 10K+ per month.

The coworking space that Regus ran in Cupertino, CA closed this past
month without
notice.  While certainly coworking spaces might be done corporately
and expansion is
realistic, each space has its own flavor or vibe and so it
attracts different people.  In
SF there are 3 coworking spaces each with its own look/feel, so I
think it allows people
to find the right community.

I agree with Alex.  It is very important to get out there and meet
your target market.  Very key is asking questions about what they
do, how they work, and if it is a good fit inviting them to come
in and check out the space.  Critical mass is both hard and crucial.
The more people you can constantly get walking into your space. the
more
people talking about it, the faster you will fill up.  Get out to
networking events
and introduce yourself.  If possible, get speaking or writing as a
guest
in entrepreneurial settings.  The more exposure the better.

And in terms of sign up, you have to get people in and really to
see the value.  What do they get beyond the local coffee shop?
Is it community?  If you don't have people then that may not be
what you have yet.  Is it cool events?  That can be a big draw.
Use community calendars and social networking to promote your
events.

We don't have cubicles.  We have a few shared office space and open
office spaces.  Some people
like to work at large tables that are shared and can be moved and some
work on individual tables.
All of our furniture is on casters which makes it very easy to move
and be arranged to suit everyone's need.
We also have a few lounge chairs with tablets attached for laptops
which people love to work at.

The variety seems to suit every type of workers need.  I do find that
some people always work at
1 person spaces while others vary between the large shared areas and
the individual areas depending
on their mood.

Hi Jodi,

Our experience is that the moms prefer to just brown bag it for the
most
part.  We don't charge a fee beyond our normal use fee for mom groups
we
set up.  For example, we have moms of 6 - 12 month olds meet every
other
Wednesday from 10am - 1pm.  Lunch/social is 12 - 1 and some people
come just for that and others come and work together and then break
for
lunch and social.  We started with paid lunches and that seemed to
keep
people away.  Of course, every market is different.

 typical session would cost each mother between $10.00 - $20.00.  The
 price would include lunch which would be delivered by a close by
 eatery.  To ensure that service costs are kept at a minimum the foods
 ordered would not be too extravagant, i.e. pizza, lasagna (or other
 pasta dishes), sub, chinese, etc.  I imagine $5.00 - $10.00 food costs
 per person.

Hi Chris,

I'll give you the short version of the story.  The long one is
LOOO!

1. Menlo Park: Seemed great when we toured and we go a fabulous place
set up only to find more things not working than you can imagine
(MONEY PIT!)  We had a landlord in Menlo Park who was terrible!  2
weeks to deal with termites, won't fix the heat, etc.  He broke
contract with us and I got us out. WHEW!
2. Dilemma: Close?  Move somewhere on the Peninsula/South Bay, move to
San Francisco, work on locations outside the Bay Area?
3. Member input: We built this on a sense of community.  And when we
asked our existing members they begged us to stay down here.
4. Search: I spent the holidays searching for and securing a place and
the rest is history.

Our new space is truly fantastic and I think appeals to our existing
clientele as well as being a great
place for the coworkers without kids.  We are expanding our office
hours for coworking and have
fun new events coming online.  This truly will be the best coworking
you can get in the South Bay.

Just want to let everyone know out there that CubesCrayons is turning
1 on January 24th.  We
are super excited and of course throwing a little bash to celebrate.
All our invited to join us.  Would

Also, we are moving to a fantastic new space on January 16th.  This is

 waiting list we currently have, but won't.

 Some of this is also a product of the physical layout of a space, I think.
 We experimented with a few different layouts (and still periodically shift
 and optimize). Getting some actual floorplans to move paper desks around
 on will be a HUGE help.

 Is there any interest in a floorplan-swap? Anyone particularly good in
 Sketchup and willing to donate some time to prettifying our floorplans?

[Coworking] Fax?

Alright my fellow coworking space owners and coworkers as well, I
have kind of a quick question about the fax machine.  We have
almost no one use our fax machine and I am wondering why we pay
for a separate line for it.  We are contemplating going to an
eFax for ourselves and suggesting that to our members.  Thoughts?

Do you use eFax?

OR like me, does really no one fax any more...

Just to add my two cents...

I have been part of this coworking group for about 8 months ago.  The
best
part as far as I can tell is that we have the wiki, the blog, this
group and
a general pool of resources that everyone shares.  Does it need more
organization?
Maybe.  I think a lot gets repeated and certain questions that are
universal
to coworking space owners like liability agreements have come up
quite a bit.

Still the organic nature of it all works well.  One thought...kind of
along
the lines of a salon, would be to do a periodic (we determine) in
person or
conference call type session where we focus on a topic within
coworking spaces or ownership.  It is up to each person who
participates to decide how
or if to take away anything from the salon to apply to their own
space.  It
maybe the best of both worlds.  We keep the starfish in that it stays
an
organic movement with each space existing with its own personality
and knowledge, but it allows us to vocalize ideas, resources, etc.  It
connects
coworking spaces without placing them in a spiderweb so to speak.

Just a thought...

 So, I thought I'd relay a story...not to freak anyone out or change
 anything, but just as an experience that others can learn from.

 For about 6 months, there has been a guy who drops in regularly at
 Citizen Space for free - almost too regularly at times - and would
 fall asleep at the communal tables in the back. I thought, Whatever,
 no biggie, really, until I got a complaint from my landlord that,
 when CS wasn't open, he would sit outside of our door or wander around
 the building for hours. So, the next time I saw him I told him that he
 isn't allowed to be in the building hanging around when we aren't
 there. So, that was problem A. But he didn't really listen and we
 would still find him sleeping outside our door. I must have told him
 about 10x personally. Then he hadn't come around for a while, so I
 thought that the issue was done.

 But no. One day I received an email from Eddie from The Hat Factory
 asking me if Ryan Cook ever hangs out at Citizen Space and that they
 had to finally ask him to leave and not come back because he was doing
 the same thing - sleeping in the building - as well as bringing his
 clothes and showering there. Eddie and another guy had taken Ryan to
 lunch to get more information from him and didn't find much out.
 According to Ryan, he had a job and a place to live. So they said he
 would have to limit the times he dropped in and no more showering or
 sleeping there. But he continued, so they finally threatened him with
 calling the police if he returned.

 After that point, he stepped up his presence at CS again, this time he
 had no laptop with him and people in the space (renters and other
 dropins) were starting to complain about his presence. He would come
 in, eat stuff from the cupboards, make coffee and leave a mess, then
 sleep at the table. So, I told him he couldn't come back to CS without
 his laptop - This isn't a shelter, it's a workspace. I said. But a
 couple of nights later, I came into the office to check on a package
 at around 10:00 pm and, after unlocking the security door, I found him
 behind it, hanging out. Of course, this freaked me out a bit, but I
 firmly told him he wasn't allowed to be there, to leave and not come
 back until he gets a computer.

 A couple days later, Jonathan, one of the desk renters, found him,
 again, behind the locked security door and observed a pile of luggage
 and clothes. This was early in the morning. He instantly left and
 called me, telling me he didn't want to have to deal with this any
 longer. I was very angry at that point and went directly over there,
 but he was gone. Later that day, I caught him in the building again
 and told him to take his clothes and leave and that I would call the
 police if he returned. That was last Friday.

 On Monday, I wasn't at the space, but Arne told me he came in to
 gather 'some of his things that he had left' at the space. CS is NOT a
 storage locker. Arne supervised him and walked him out of the
 building. I thought that was the end of it. But no again.

 Today, I stopped by CS to check on a package and, lo and behold, he
 was there again. I totally blew up and told him I was going to call
 the police and locked myself in the office. The police came by and he
 was STILL hanging in the building. The officer talked to him, then
 came and talked with me. I told him the story and the officer told me
 he would tell Ryan that he would be charged next time he came into the
 building.

 I hope this is the end of it. It's driving me nuts. I don't know if
 he's a physical threat - he hasn't made any threats or moves. However,
 his continued presence feels like a fear tactic and he makes everyone
 at CS extremely uneasy...even the big guys.

 I'm looking for advice here...but also to open up a discussion on
 whether others have shared this problem and, if so, how have you dealt
 with it?

This looks great.  Thanks for doing this.  I wonder if maybe
there is a way to add the cross use membership component
that has been in discussion on this board to this piece?  It
would be nice to have a central coworking directory like
this that also includes info on the sites with the
spaces that have visas as one called it to each other.

I am the first to admit that I am a non-Geek and have little

A little late to the discussion but I am happy to share the coworking
component of our contract and I do have
connections to legal resources should we need.  Cubes  Crayons
agreement was created by a lawyer and
protects us from liability and protects our clients.  We don't have a
defamation clause.

CubesCrayons is in Menlo Park near Stanford University.  It's
a great stop for people not going to SF but coming to the Bay

 data, and taking into account how each space varies from drop-in and
 meeting room availability (O.N. and souk offer both) and tracking
 systems, we've decided to allow members of our spaces to do up to 3
 daily drop-ins to each other's space.  Again, to keep it simple, we'll
 leave it up to the space what they offer after 3 daily drop-ins, as
 well as leave it up to the space whether that drop-in may include
 meeting room usage and/or discounts on meetings - and certainly caveat
 to our respective members that spaces vary in terms of offerings (not
 cookie cutter).   Can we agree though, that those first 3 drop-ins are
 free?  At least Susan and I have ;)

 Side note:  If there are any questions as to whether that person is
 actually a member of the space they claim, we believe we should all
 feel free to email each other to verify.  Though, it's difficult to
 imagine this would be abused.

 Of course, we're certainly not looking to make this exclusive to the
 west coast by any means.  At the same time, we recognize that Seattle
 and Portland are not a hotbed of cross-country and international city
 hoppers.   Non-west coasters  USA space owners though, please chime
 in.  Please!

 At the very least we see this move and offer to our existing and
 future members as a message for how coworking spaces are connected,
 and that mobile workers (mavericks) can have home bases when they
 travel, not to mention a move to formalize some great cross marketing.

 If you want to be included, just holler here.  If you're in, Susan and
 I will communicate that out to our members.  We recognize that there
 may be many t's to cross and i's to dots here, but aim to get this
 simple move underway asap between the two of us.  You too?

CubesCrayons gets quite a bit of press just because it is different.
In terms of butts in the seat (BITS as we call them), the small local
press has yielded about 15% of our BITS.  We get the best out of
word of mouth.

Like Tara said, the larger press and TV has mostly yielded inquiries
from investors, people who want to franchise the model, or potential
partners.  The press seems to be a bit more of a time sync than
an actual way to get butts in the seat.

Having said that, several of our straight coworkers (not with kids)
have found out about us from local press.  And I do think for
newer spaces it generates excitement in the local community
and some validation.  We mostly use our press as we go after
corporations to provide better flexible work options for their
employees AND to pay for it.

Interesting...for us we get a lot of people at the events who aren't
necessarily
going to become coworkers and/or wouldn't use the flexible childcare
in our
space.  We have some member only events that do garner socializing and
are usually a fairly big hit.  We are looking at hitting the events
that will
bring the teleworker/commuter in.  For us, if they don't have kids, it
only
costs $20/half day of work, so the price of admissions is low.  I
don't
think that is the barrier.

Would love to hear what kinds of events other people have found to
increase membership.  It's great to have a variety of events but we
also
like to use our events as a marketing tool, and to do that we want to
make sure the events appeal to the coworking audience, and that might
be where we miss the sweet spot.  Thoughts?

I work from home because our members and my staff always want
to talk to me, so I just can't get anything done.  But you know
reporter's write it they want.  Still more coworking press is always
a good thing.

I think I will just go up to Sandbox Suites or Citizen Space the next

my kids at CubesCrayons :)

So, I actually have taken a color theory class...pretty interesting
different
theories on color.  What's the focus you want?  Calm?  Creative?
Productive?
Purples and grays are great colors for creative and collaborative
environments (they are all
over our space).  Yellows increase productivity.  Greens and blues add
calm
and slow down time as well as temperature.  There is a lot more info/
details
for each color, but I don't want to bore everyone with it.  Feel free

if you want to go into a deeper discussion on your color choice.

[Coworking] Another source for coworkers for your space

Just wanted to pass this tip along to coworking space
owners and owners to be...

We recently appeared in the Silicon Valley Biz Journal
under their facilities section.  I hadn't really thought of
coworking spaces as a facility - more of a community,
but it is another way to get people in your area to
know about your space.  If you can find a local paper
that is willing to focus on your conference room, desks on
demand it can help let people not in your network
know about your cool co-working space and community.

be interesting to see.  We are getting many more coworkers
without children in at CubesCrayons, so I wonder if this will

   came across this German biz school paper on coworking, which feels a
   little older because it cites the long-ago-closed Gate 3 WorkClub but
   not any of the last-2-years SF spaces. It does have some intriguing
   references to Das Project coLabor.

No ill will taken.  I looked into Two Rooms although was not
able to connect with founders.  I have multiple ideas on why
they may have folded.  Among them:

- 2 rooms: two actual rooms does not provide enough space
for child and great worker space.  Our worker space consists
of multiple sizes of rooms and different seating options; we also
have lounge and conference area; also kid area consist of 4 rooms

- Pricing: not getting enough people at higher price to cover costs

-Marketing concept: those unfamiliar to the coworking world
sometimes have a difficult time applying it to themselves;
add childcare element and its a whole new issue

-Timing: they may just have been ahead of their time.

Who knows?  And we aren't full or profitable yet, so
cross your fingers that we figured it out a little better.

Hi All,

Thanks for the support.  Ilana at the Chronicle did a great
article and I love that she included Sandbox Suites, Hatbox,
and Citizen Space as other Bay Area coworking spaces.
Each one has its own personality and appeals to different
co-workers, I think.

I will definitely post a comment.

And on a side note on the onramping bit, I have worked
a bit with YourOnRamp.com and the people doing this
onramping are really seeking flexibility.  They have taken
time off their careers for various reasons and want to
create their own job style.  They are definitely potential
co-workers as well as those looking to offramp.  The
offrampers need to know coworking spaces exist so
they can create the work environment they need/want.

Absolutely important for all of us to find ways to
reach out to both of these groups and educate them
on the coworking communities around the world.

 One of the phenomenons the Cubes  Crayons site references is
 onramping, helping parents re-enter the workforce; it seems to me
 that we have a role to play in building offramps, helping people
 escape and realize they can take control of their career, their work,
 their future. The more we can make it clear that coworking has some
 easy managed options, the more folks I think we'll find crossing
 over.

 You can also think of it as our job to hang out on streetcorners,
 dispensing red pills. (#TheMatrix reference)

Agreed with Tara.  We have some flexibility for our childcare side
but for people using the office only, we have half day, full day, and
monthly options.  That's it.  Most people by a 10 day pass and use
when they need it.  It seems to work.

  coming every day when in crunch mode.

  Space isn't an issue, logistics neither since we have the webapp for
  booking in the works anyway. The big disadvantage for us would be no
  recurrent cash entry or at least more spreadout and maybe more
  uncertain renewals as well as, in theory, the potential for more
  booking conflicts if everyone crunches at the same time.

  The big advantage would be for members who don't have to worry wetter
  they'll use 14 hours every week, the setup would be even more flexible
  for them. We would be gambling' that more flexibility and simplicity
  means more members and if we're right everyone would be happy.

  Last thing; we are also considering expanding business hours nights
  and saturday.

Enjoying reading what everyone is up to in the co-working world and
being a part of this group.  It has been great.  We are having an open
house this Thursday, March 13th at CubesCrayons, and I would like to

 what's going on for them, their favorite parts of the Cubes 
  Crayons
 experience.

 - Do more outbound linking as a part of an outreach campaign to get
  more
 folks to link to you. The site is pretty invisible when I do a
  search
for
 inbound links, with some limited sets of places where folks link to
  you.

 - Get your members to review you on Yelp and other sites. I was
encouraged
 to do this for Sandbox Suites while I was visiting there, and it
  makes
sense
 for all community resources that want to be more visible.

   attraction. Check out yesterday's NYT article on the women-only space in
  NYC
   and you'll see that the main focus is the interesting folks there, and
  the
   bundled consulting services from more cool people. So get pictures and
   profiles of your members and rotate them through the home page and
  scatter
   'em throughout... and encourage them to micro-blog, add little notes
  about
   what's going on for them, their favorite parts of the Cubes  Crayons
   experience.

   - Do more outbound linking as a part of an outreach campaign to get more
   folks to link to you. The site is pretty invisible when I do a search
  for
   inbound links, with some limited sets of places where folks link to you.

   - Get your members to review you on Yelp and other sites. I was
  encouraged
   to do this for Sandbox Suites while I was visiting there, and it makes
  sense
   for all community resources that want to be more visible.

I am the owner of CubesCrayons.  First, I am thrilled you have heard
of us.
We are currently working on a CubesCrayons in the Burlingame area,
but
are having trouble finding just the right spot.  We anticipate being
open there
in Fall 2008.  Please feel free to come try our Menlo Park location
for a day
on me and see if it would work for you until our Burlingame location
opens.

Thank you for all the fabulous feedback.  I will take some time to
digest
it.  We recently got a website marketing guru on board in exchange
for co-working at CubesCrayons so we are definitely in the rework
stages on the website.

When I started this whole adventure, I was less aware of the co-
working
title, but am now becoming ingrained in it all.  I hope to see you
down at
our campus for a visit when you have time.  I am sure you will have
additional feedback.  I am not onsite all the time, so be sure to

 terms of expectations of prospective members for their commitment and
 in the customer service and child care received and who will be
 involved in providing it. Given that even some non-kid-friendly
 coworking spaces are talking about background/reference checks for
 prospective members/keyholders, I'm curious whether this issue has
 come up for members in terms of the childcare services. Its also not
 clear whether the co-op hours requirement applies to office-only
 members... could a non-parent be involved in childcare and related
 areas?

 I'm curious about all this because we run into a lot of similar issues
 in the cohousing movement, and we're always looking for innovative
 solutions. I hope to get down there soon for a visit.

 - You might want to compare notes with MyDayOffice and other coworking
 and related groups that have similar franchise multi-location
 models... obviously, whole different sets of issues emerge related to
 branding and staffing and management that are not as significant for
 the D-I-Y cooperative one-off workspaces. Given regional variations in
 space and childcare prices, as well as different regulatory schemes in
 each state, I'd imagine that the rates won't be universal across all
 of your spaces.

 - I'd love to know whether your gender balance of members mirrors that
 of other coworking spaces.

 Technical and Typo and Territorial notes:

 - The menus seem to behave oddly in Safari after the first minute or
 so on a given page, unpopping before sub-items can be selected, and
 then not responding to clicks on the main item. The Community page's
 menus seem to work when others don't.

 - In the Press section, Read more... links open a new window.. but
 the Palo Alto Weekly article has a Return to Press section link at
 the bottom that doesn't switch back to the original window or close
 the new window.

 - I had to read the PA Weekly article to get it (without doing the
 math) that rates drop to as little as $9 an hour for members including
 childcare... the membership info page might want to be a little bit
 more explicit about the value.

 - Typo in the Press section: tele-communtes has an extra n
 - Typo in the Press section: choosed should be present tense
 - Typo on the FAQ: What happens if I can't volunteers should be singular
 - Typo on the House Rules page: recption missing an e

 - While OnRamping and OffRamping sounds interesting; there's no link
 or context on the Community page's workshops  events calendar to fill
 in somebody who hadn't heard of it before. It helped once I discovered
 that your founder's blog is athttp://YourOnRamp.com/(a side note
 there: a blog that doesn't display dates for posts and then references
 current events can be a bit confusing.. and there isn't anything
 obvious over there that I could find actually referencing those
 terms Google eventually led me
