5 inch brim is my hat of choice, for good shade. Last time I was at the
Reno Air Races while Bob Hoover was there, he complimented the hat, and
offered to trade with me now wish I had. Bob always had his trademark

Like you, I keep a ball cap in the plane, for eye shade, the big hat hangs
off the back of the seat for while I'm on the ramp, where ever I am. Since
I plan to live a lot longer, the skin doc and I visit every 6 months, just

I wear fully brimmed hats year round, light weight in the summer, full
leather Aussie style in the winter. I only wear ball caps when flying as I
can't get the headset on over the wide brims, and need the eye shade in the
morning and evening times. I complained to my dermatologist last time that
even though I ALWAYS wear a hat outside, I still had a dozen spots to be
frozen off. He said that I should see how many spots he has to freeze on
the guys who refuse to wear a hat. The explanation for my case is that the
damage was done many years before I started wearing a hat, which was about
the time I bought the MGA (age 21) - hair got really tangled and blowing
into my eyes without a hat.

The mix is toward caucasians on summer job with a few supervisors with brown
eyes and dark hair. The business is year round to plow snow and then mow lawns
when there is no snow to be had. The supervisors drive, the white boys mow,
rake, spread fertilizer. No lolly-gagging, a very well oiled military machine
sweeping blitzkreig through the yards.

SWMBA has HOA that prohibits yard signs, among many other silly things. She
was forced to pull her sign promoting keeping enviro-weinies from taking over
the state.

I was overwhelmed with the malign proliferation of virtue signaling signage all
over the routes of my morning constitutional in SEA. They love their
black/arab/gay/trans/pedo/jihadi neighbors, have no hate in their homes,
assorted rainbow tinted blather verbiage, antifa, speeding, kids, rainwise
gardens, city endorsed group speak, and a plethora of other political or virtue
professing garbage. The craftsperson placards were not as obnoxious.

Seattle seems the town of the tesla, boxy people kennel sporting solar panels,
astro turf grounds with a virtue sign or three in the yard and a “free Library”
fixture every four homes along a street.

Re: [MBZ] OT: HOAs and patina

2019-07-10 Thread G Mann via Mercedes
Having lived at an earlier time when ALL men wore hats, and removed them at
the door, I offer this observation of modern culture.
At the earlier time, every place you went into had hat racks, so you could
"park your hat" while doing business.

Segway forward to modern era, and look for a place to "hang your hat"
they don't exist.
Further, dining tables are now very landscape challenged. There is no place
to lay your hat and eat a meal. Thus, I posit the culture adapted to the
conditions imposed and shifted to keeping your hat parked on your head...
hair or not.

Living in Arizona, where we have 363 days each year of full sun, I always
wear a palm leaf wide brim hat [the only good ones are hand made in
Guatemala] . I own several, all the same, and I wear one even if I go to
the mail box even though I have a full head of hair. In fact, gave one to
my dermatologist, which he loves.

The hats take up a lot of landscape [20 inches brim to brim], if you try to
park them in a restaurant, so I always eat with my hat on...
Unless there is a hat check valet...;))

The house is owned by grandma/grandpa the cars were owned by her (not his)
idiot son. Somehow he didn't realize it was me calling the po-po, he and I are
relatively friendly. After the cars were removed he was expressing his distress
or really his distain for the police to me. I casually mentioned that when I
interact with the police they call me sir and ask if I could help them with
something. They call him "asshole" and tell him to "get on the ground". I
expressed that he might want to ponder that disparity. This year the remaining
junk cars have disappeared on their own with no prompting from me. I saw the
son a couple weeks ago after not seeing him all winter, he was working at a
job, for wages and wearing clean clothes both of which were extremely unusual
before. It's probably a stretch to think I caused that but it'd be nice to
think that maybe I had some positive influence...

We are sometimes at the theme park in Branson at opening and they do the
national anthem and pledge, it is amazing the number of people who just stand
there looking stupid with their hats or and/or not saluting or hand on heart
while it’s going on. Sickening actually.

Re: [MBZ] OT: HOAs and patina

2019-07-09 Thread Dan Penoff via Mercedes
I would have to agree with this. I can’t see where there’s any effort to limit
residents to a particular discipline, it’s just that commercial vehicles can be
grungy and look sort of rough in some cases. A lot of them are rather, well,
loud as far as graphics, too, so it’s like a giant billboard parked in
someone’s driveway. I don’t want to see this.

Our original covenants/community standards were written by some attorney back
in the late 1990s. It’s funny, as they apparently wrote them for nearly every
major development in the area at the time, as our property manager looked them
over and said, “Oh, so and so wrote these.” From what they said this guy’s firm
was the main legal beagle for all the developers in the area.

As someone mentioned earlier in the thread (Curt?) there are a lot of things
that are violations of County “community standards”, so whenever possible we
engage the local Code Enforcement officer to deal with these. It’s far more
effective and quicker, too.

Last week a resident parked a 27 foot powerboat on a trailer in front of their
house on the street. This thing was a monster, so long it blocked nearly the
whole front of their lot and also took the street down to one lane. It was
there for more than a day, so I put in a ticket with the County for a code
violation (not allowed by County ordinances - 24 hours, max.) Code enforcement
was there the next morning and decided they would get the Sheriff to write the
owner a ticket, as I provided a time stamped photo showing the boat had been
there for going on two days.

Got an email from the Code Enforcement officer around 11:00 am that morning
saying he had a sheriff write the owner a ticket. If they didn’t move it within
24 hours it would be towed and impounded.

When I came home around 3:30 it was gone.

When I was a lad there was a town nearby where a guy wanted to have some farm
animals, like horses and cows and pigs. IIRC he didn't want many, just one or
two of each. This was a pretty rural place and he had a big property, several
acres so it wouldn't be too weird. The town said no because "reasons". So he
went and got some junk cars, they may even have already been through the
crusher. He painted "pig" on one, "cow" on another, "horse" on a third.
Apparently there was no bylaw against that...

That’s the thing - we aren’t the slightest bit adversarial unless you end up
being a d*ck about things, like our resident who openly flouted our “no boats

ignored the HOA when we called them on it.

Over two years later they ended up paying our legal bills of $6500 and agreeing
to never break the rules again (or they would be sanctioned immediately). They
had hired an attorney as well, so their costs had to be higher than that, we
suspect.

The running joke is, “How much does it cost to be “most right”?”

Re: [MBZ] OT: HOAs and patina

2019-07-09 Thread Curt Raymond via Mercedes
We used the excuse of no plates to get cars removed across the street from us,
made the town do it. Johnny Law was fairly nice the first time, polite the
second time and downright surly the third time. The fourth call resulted in
cars (plural) being removed at the owner's expense.

Damn, that’s a tough HOA. Worse thing we do is bust people for
non-operable/non-registered cars, and that’s only of they’re crappy looking or
have obvious issues like flat tires.

There’s a house up near one of the entrances to our neighborhood that has a
Mustang in the driveway that’s clearly not moved for at least a year. No plate,
but otherwise to the average observer it would just look like a car parked in
someone’e driveway.

I suggested that they back the car in so the lack of a license plate isn’t
visible.

They haven’t, so if someone gets their nose out of joint or they piss off a
neighbor the HOA won’t have a choice but to cite them.

According to that kid's HOA, and his state DMV, an Equinox is a truck.
And that's where his strategy was flawed.
When the friendly HOA trustee agreed to put the rule change up to a vote, he
should have made complaints against every woman in the community who'd rather
drive a passenger truck than a station wagon, which was probably 90% of the
wives there. That's how you get 70% supermajority support for getting rid of an
archaic rule. (the vote was something like 85 for and 52 against, when he
needed 133 votes for).

Mitch Haley via Mercedes wrote on 7/8/19 6:53 PM:

Non-operable, flat tires etc is what the truck owner thinks he has a HOA to get
rid of.

Here's another truck story, coincidentally a 1965 Ford, new paint, his parents
get the garage, kid's collector truck sits outside. HOA trustee likes the
truck, but it draws neighbor complaints. Rule states: no trucks, commercial
vehicles, motorcycles etc may be parked outside for more than 4 nights per year.

This sounds a lot like our neighborhood/HOA.

We’ve recommended the magnetic sign approach to a couple of people who
challenged the work truck thing, and one of them went that route. We try to
work with property owners to come up with a suitable resolution for everyone.

That’s the thing - we aren’t the slightest bit adversarial unless you end up
being a d*ck about things, like our resident who openly flouted our “no boats
or RVs for more than 24 hours” rule. They constantly ignored this, and simply
ignored the HOA when we called them on it.

$6500.00

What's fun is when some people launch a full on jihad against a guy who's
technically obeying the rules, the HOA management spends $200k suing him, he
spends $100k defending himself, and suddenly 50 households are getting billed
$6k each for attorney fees when he wins in court.

Worst case scenario, I can see that happening with Mr PatinaTruck.

2019-07-09 Thread Meade Dillon via Mercedes
The only thing close to that for my neighborhood is a restriction on
commercial signs. One cannot advertise their business at their home using
a visible sign. One example of that would be a truck or car with your
business info affixed to the car, and that is easily addressed by parking
your car inside your garage at night, or getting magnetic signs that you
take off once you park for the night. The flipside of that is we have a
monthly newsletter and a neighborhood website, and business owners are free
to advertise to their hearts content (free on the HOA website, for a small
fee in the newsletter).

We also have a restriction on parking boats and campers and RVs in the
drive, but there is a loophole: Temporary parking is allowed, but
overnight parking is prohibited. However, the definition of overnight is
defined by "before and after midnight" so if a neighbor want's to report
another neighbor, they have to stay up until midnight and take pix or a
video or something to prove the violation. This results in a letter (not
even a strongly worded letter).

Most of the rules are about keeping your house and yard appearance up, not
putting trash out until trash pick-up day, gotta pay your dues before you
get access to the pool and clubhouse, not making changes to your house
(additions, changing the paint color, etc) or major landscaping changes
without approval in advance. We just put on a new shingle roof, and went
from black shingles to a very light grey (Energy star) so I put in a
package to the ARB and then went to the meeting to explain my choice. I
think they gave me about 30 seconds before the first question interrupted
me, and that was "how much was your quote?" followed by "yeah that's a fair
price" and then they voted to approve it.

Almost every single house in town is under an HOA, so if you want to live
in town, there's not much choice about it. It does add another calculation
- one must check the HOA finances to see if they are financially sound and
you can expect the dues to be reasonably stable, or do they have unfunded
liabilities and the next time something out of ordinary happens they levy a
special fee on top of the regular dues. Our board went to great pains to
identify all the HOA property and liabilities and build a plan for
replacing things at a typical lifecyle, and then paid an accounting firm
for a really big audit to check their work. I think they paid $30k for the
audit, found a few issues, and then increased dues just a bit to cover
those issues over a few years. Pool deck and furniture was just replaced
last winter, all covered. Tennis court complete teardown and rebuild
underway now, no increase in dues required.

We have one neighbor between our neighborhood and the next, single home on
a really nice creek-front lot that is probably five or ten acres, which he
purchased before the land was inside the town boundary line. He's kept his
property out of the town and out of any HOA, so his only immediate higher
authority is the County. A very rare situation, and I'm sure he's not
selling anytime soon, and the place is surely worth a couple million or
more.

Re: [MBZ] OT: HOAs and patina

2019-07-08 Thread Dan Penoff via Mercedes
Yeah, we’re a “nice” board. Pretty laid back and approachable.

What’s bad is that because HOA and condo boards are horribly inconsistent, the
legislature has gotten involved here. That means that we have to enforce by the
book, by the rule, no exceptions. Conversely, if it’s not clearly specified in
the community standards (covenants) we can’t deny it, unless it’s a zoning or
conflict with County ordinances.

It’s forced us to rewrite our community standards to go into great detail on
damned near everything we can think of, since if we leave anything out it’s
fair game and we can’t do squat about it.

I need to buy another piece of land outside town, bare land, no HOA, to be free.

Yeah, we do have a restriction on commercial trucks - not allowed in your
driveway overnight. You have a business? Park your truck someplace else.

Sorry.

I know of some communities around here that don’t allow trucks in the driveway,
period, but they’re usually pretty high end properties. Heck, the neighborhood
where Tony Dungee (former Buccaneers coach) lived they didn’t allow
motorcycles. At all. If you owned bikes you had to trailer them in and out of
the community.

Understand that these were $1M+ homes, too.

I wouldn’t classify that as damage.
