5 inch brim is my hat of choice, for good shade. Last time I was at the Reno Air Races while Bob Hoover was there, he complimented the hat, and offered to trade with me now wish I had. Bob always had his trademark hat, for the same reasons I wear one, shade and sun damage protection. Like you, I keep a ball cap in the plane, for eye shade, the big hat hangs off the back of the seat for while I'm on the ramp, where ever I am. Re: [MBZ] OT: HOAs and patina
Having lived at an earlier time when ALL men wore hats, and removed them at the door, I offer this observation of modern culture. At the earlier time, every place you went into had hat racks, so you could "park your hat" while doing business. Segway forward to modern era, and look for a place to "hang your hat" they don't exist. Further, dining tables are now very landscape challenged. There is no place to lay your hat and eat a meal. Thus, I posit the culture adapted to the conditions imposed and shifted to keeping your hat parked on your head... hair or not. Living in Arizona, where we have 363 days each year of full sun, I always wear a palm leaf wide brim hat [the only good ones are hand made in Guatemala] . I own several, all the same, and I wear one even if I go to the mail box even though I have a full head of hair. In fact, gave one to my dermatologist, which he loves. The hats take up a lot of landscape [20 inches brim to brim], if you try to park them in a restaurant, so I always eat with my hat on... Unless there is a hat check valet...;)) On Wed, Jul 10, 2019 at 10:01 AM OK Don via Mercedes wrote: > No, hair loss causes wearing a hat. The house is owned by grandma/grandpa the cars were owned by her (not his) idiot son. Somehow he didn't realize it was me calling the po-po, he and I are relatively friendly. After the cars were removed he was expressing his distress or really his distain for the police to me. I casually mentioned that when I interact with the police they call me sir and ask if I could help them with something. They call him "asshole" and tell him to "get on the ground". I expressed that he might want to ponder that disparity. This year the remaining junk cars have disappeared on their own with no prompting from me. I saw the son a couple weeks ago after not seeing him all winter, he was working at a job, for wages and wearing clean clothes both of which were extremely unusual before. It's probably a stretch to think I caused that but it'd be nice to think that maybe I had some positive influence... We were at my son's house on Saturday night and one of his friends came by along with his girlfriend. Her jeans were so full of holes that I later commented to my wife that she needed to either cut them off to make them into shorts or toss them out. They looked like they might catch on something and trip her when she walked. My wife said they were likely that way when she bought them and they would have been expensive. Re: [MBZ] OT: HOAs and patina
I would have to agree with this. I can’t see where there’s any effort to limit residents to a particular discipline, it’s just that commercial vehicles can be grungy and look sort of rough in some cases. A lot of them are rather, well, loud as far as graphics, too, so it’s like a giant billboard parked in someone’s driveway. I don’t want to see this. Our original covenants/community standards were written by some attorney back in the late 1990s. It’s funny, as they apparently wrote them for nearly every major development in the area at the time, as our property manager looked them over and said, “Oh, so and so wrote these.” From what they said this guy’s firm was the main legal beagle for all the developers in the area. As someone mentioned earlier in the thread (Curt?) there are a lot of things that are violations of County “community standards”, so whenever possible we engage the local Code Enforcement officer to deal with these. It’s far more effective and quicker, too. Last week a resident parked a 27 foot powerboat on a trailer in front of their house on the street. This thing was a monster, so long it blocked nearly the whole front of their lot and also took the street down to one lane. It was there for more than a day, so I put in a ticket with the County for a code violation (not allowed by County ordinances - 24 hours, max.) Code enforcement was there the next morning and decided they would get the Sheriff to write the owner a ticket, as I provided a time stamped photo showing the boat had been there for going on two days. Got an email from the Code Enforcement officer around 11:00 am that morning saying he had a sheriff write the owner a ticket. If they didn’t move it within 24 hours it would be towed and impounded. When I came home around 3:30 it was gone. -D > On Jul 9, 2019, at 4:05 PM, Meade Dillon via Mercedes > wrote: > > I guess because this is a residential neighborhood, and the line on signs > has to be drawn somewhere. When I was a lad there was a town nearby where a guy wanted to have some farm animals, like horses and cows and pigs. IIRC he didn't want many, just one or two of each. This was a pretty rural place and he had a big property, several acres so it wouldn't be too weird. The town said no because "reasons". So he went and got some junk cars, they may even have already been through the crusher. He painted "pig" on one, "cow" on another, "horse" on a third. Apparently there was no bylaw against that... -Curt On Tuesday, July 9, 2019, 4:06:06 PM EDT, Meade Dillon via Mercedes wrote: I guess because this is a residential neighborhood, and the line on signs has to be drawn somewhere. We used the excuse of no plates to get cars removed across the street from us, made the town do it. Johnny Law was fairly nice the first time, polite the second time and downright surly the third time. There’s a house up near one of the entrances to our neighborhood that has a Mustang in the driveway that’s clearly not moved for at least a year. No plate, but otherwise to the average observer it would just look like a car parked in someone’e driveway. I suggested that they back the car in so the lack of a license plate isn’t visible. They haven’t, so if someone gets their nose out of joint or they piss off a neighbor the HOA won’t have a choice but to cite them. -D > On Jul 8, 2019, at 7:09 PM, Mitch Haley via Mercedes > wrote: > > Let's assume your HOA covenants ban possession of motor vehicles with > 'moderately severe body damage'. > > Questions: > 1. Never buy a place with a HOA, unless you are in a wheelchair and on the gummit dole. Mitch Haley via Mercedes wrote on 7/8/19 6:09 PM: Let's assume your HOA covenants ban possession of motor vehicles with 'moderately severe body damage'. Questions: 1. Is that phrase too vague to be enforceable? 2. If it's enforceable, is it considered an adhesive contract that must be interpreted to favor the accused homeowner to any extent in which it is considered vague? Now let's assume that one of your vehicles has an original 1965 paint job, and might be described as 'patina', or as 'moderately severe paint damage', but it's a straight rustfree example with zero body damage. And let's say your HOA has sued you for $3k in violation fees and asked the court for permission to foreclose on your home... How many of us have old MBZ with clearcoat leprosy? Worst case scenario, I can see that happening with Mr PatinaTruck. ___ http://www.okiebenz.com To search list archives http://www.okiebenz.com/archive/ To Unsubscribe or change delivery options go to: http://mail.okiebenz.com/mailman/listinfo/mercedes_okiebenz.com
Re: [MBZ] OT: HOAs and patina
The only thing close to that for my neighborhood is a restriction on commercial signs. One cannot advertise their business at their home using a visible sign. One example of that would be a truck or car with your business info affixed to the car, and that is easily addressed by parking your car inside your garage at night, or getting magnetic signs that you take off once you park for the night. The flipside of that is we have a monthly newsletter and a neighborhood website, and business owners are free to advertise to their hearts content (free on the HOA website, for a small fee in the newsletter). We also have a restriction on parking boats and campers and RVs in the drive, but there is a loophole: Temporary parking is allowed, but overnight parking is prohibited. However, the definition of overnight is defined by "before and after midnight" so if a neighbor want's to report another neighbor, they have to stay up until midnight and take pix or a video or something to prove the violation. This results in a letter (not even a strongly worded letter). Most of the rules are about keeping your house and yard appearance up, not putting trash out until trash pick-up day, gotta pay your dues before you get access to the pool and clubhouse, not making changes to your house (additions, changing the paint color, etc) or major landscaping changes without approval in advance. We just put on a new shingle roof, and went from black shingles to a very light grey (Energy star) so I put in a package to the ARB and then went to the meeting to explain my choice. I think they gave me about 30 seconds before the first question interrupted me, and that was "how much was your quote?" followed by "yeah that's a fair price" and then they voted to approve it. Almost every single house in town is under an HOA, so if you want to live in town, there's not much choice about it. It does add another calculation - one must check the HOA finances to see if they are financially sound and you can expect the dues to be reasonably stable, or do they have unfunded liabilities and the next time something out of ordinary happens they levy a special fee on top of the regular dues. Our board went to great pains to identify all the HOA property and liabilities and build a plan for replacing things at a typical lifecyle, and then paid an accounting firm for a really big audit to check their work. I think they paid $30k for the audit, found a few issues, and then increased dues just a bit to cover those issues over a few years. Pool deck and furniture was just replaced last winter, all covered. Tennis court complete teardown and rebuild underway now, no increase in dues required. We have one neighbor between our neighborhood and the next, single home on a really nice creek-front lot that is probably five or ten acres, which he purchased before the land was inside the town boundary line. He's kept his property out of the town and out of any HOA, so his only immediate higher authority is the County. A very rare situation, and I'm sure he's not selling anytime soon, and the place is surely worth a couple million or more. - Max Charleston SC ___ http://www.okiebenz.com To search list archives http://www.okiebenz.com/archive/ To Unsubscribe or change delivery options go to: http://mail.okiebenz.com/mailman/listinfo/mercedes_okiebenz.com

In my opinion, a neighborhood and the quality and class of its people finds it own equilibrium and can’t and shouldn’t be forced by haughty and elitist restrictions such as no trucks, no motorcycles, etc. There are plenty of towns and neighborhoods with multi-million dollar homes and no such elitist jibberish exists. Re: [MBZ] OT: HOAs and patina
Yeah, we’re a “nice” board. Pretty laid back and approachable. What’s bad is that because HOA and condo boards are horribly inconsistent, the legislature has gotten involved here. That means that we have to enforce by the book, by the rule, no exceptions. Conversely, if it’s not clearly specified in the community standards (covenants) we can’t deny it, unless it’s a zoning or conflict with County ordinances. It’s forced us to rewrite our community standards to go into great detail on damned near everything we can think of, since if we leave anything out it’s fair game and we can’t do squat about it. -D > On Jul 8, 2019, at 8:26 PM, Max Dillon via Mercedes > wrote: > > Town where I live, almost every decent house is in an HOA. Re: [MBZ] OT: HOAs and patina
I wouldn’t classify that as damage. Damn, that’s a tough HOA. Worse thing we do is bust people for non-operable/non-registered cars, and that’s only of they’re crappy looking or have obvious issues like flat tires.
